The most common sites with 'black hole' traffic tend to be image hosting
sites and music video code sites. Thats because there is no obvious way for
a visitor to 'see' the traffic activity so to speak. With a forum site for example, it
would be kinda unusual to get 'thousands of uniques' and not have any
posters.

5. Research the site as much as possible. The more research you do, the
more you informed you will be as a buyer, which reduces the likelihood of
making a purchase you will regret.
 If a site has a forum for example check to
see if there are any recent posters. Make sure all the links are functioning. It
is also important that you ask what kind of host or server is needed to
operate the site and how much time is needed to keep the site running. For
example, does the  site require MySQL and PHP? How many Megabytes of
bandwidth? Does the forum need moderation?





















6. If something seems to good to be true it probably is. If a website is
extremely profitable and has tons of traffic, why would the seller just give it
away? Be very skeptical if it seems that the deal is too good to be true.
Sellers typically price sites using the 10X average monthly revenue formula,
but there are other factors such as content and traffic. This is done by taking
the average of the last four months of revenue and multiplying this average
by ten. If you see a site for sale that is generating say $1,000 a month in pure
profit selling for less than $2,000 for example there may be some strings
attached or something the seller is hiding. Maybe those earnings are just
fabricated. Do your research and apply common sense.

7. Confirm all bids. Sometimes a site will be sold through an auction format
such as Ebay. Dishonest sellers my try to raise the price of their site by
placing shill bids with either a second account or through a PM (private
message) bid. PM bids should be confirmed by having the actual bidder
confirm his bid. Other wise if you see  string of PM bids it can be suspicious.
It also helps to compare IP addresses to see if two accounts belong to the
same person.

8. Buy sites for long term. Don't buy a website based on a short term trend.
If the trend fizzles you will be left with a dud website. When you purchase a
site, expect to be working on it for several months or more. This may include
code modifications, hosting  modifications, and other adjustments.

In conclusion, if you follow these eight tips there is a greater chance you
won't get ripped off and you will make a purchase you won't be regretting
later.
